Does owning the turbine plot give me control over the wind exposure around it?

The short answer

Owning the tower footprint does not mean the project owner controls every upwind feature affecting wind exposure. Nearby land can contain buildings, trees or future development outside the owner's authority. A resource assessment should identify material dependencies on that surrounding land rather than treating current open exposure as guaranteed indefinitely.

Map the exposure beyond the property boundary

Show important incoming wind sectors and the relevant obstacles or land cover, including features outside the project parcel. Distinguish observed current conditions from proposed changes and uncertain future use. The physical flow does not stop at a cadastral boundary.

Do not infer a legal right to prevent a neighbouring change from an energy assessment. Any rights, agreements or local planning questions require their own appropriately qualified review.

Identify which assumptions affect feasibility

Compare the project's resource interpretation with plausible changes that could materially alter exposure. The point is not to predict every development, but to recognize when the business case depends on a single open corridor that the owner cannot maintain.

Avoid inventing a universal loss factor for a possible future building. Use a documented scenario whose geometry and limitations are clear, and ask the assessor whether the change could alter siting or equipment selection.

Record a monitoring and decision response

Include the surrounding-land dependency in the site risk register and identify when the assessment should be reviewed. Before committing, check whether another feasible position offers less dependence on uncertain external conditions.

The enquiry package should distinguish the controlled installation area from the wider exposure assumptions. This helps the buyer judge the durability of the site case without presenting land ownership as a wind-resource guarantee. If unresolved surrounding-land dependence dominates feasibility, reducing the project's priority can be more sensible than refining an optimistic generation forecast.
